I have always been partial to attorneys and recommend my clients use them as closing agents. Although title agencies are just as capable of closing a deal, attorneys guarantee i's are dotted and t's are crossed. For example, if a problem arises with your transaction, attorney's have the capability to handle the situation swiftly and with legal ease. If you are closing with a title company, you then have to retain an attorney, which is additional up front money and time. Some title companies have attorneys on staff, but most do not. Often the cost is comparable to the title agency or slightly higher when you hire an attorney. So what do you have to loose? Everything if you are not properly represented!!
